Planning Consent for Village Extension in Cotswolds AONB
EDP is delighted to announce planning consent for a small development of 18 units in an Oxfordshire village within the Cotswolds AONB. Our multi-disciplinary team was engaged to design a scheme to deliver a variety of housing types and tenures - including a significant number of affordable homes - to help support the ongoing vitality of the village. The Choice Hill Road site will contribute to West Oxfordshire District Council’s housing land supply and the Government’s objective of boosting the supply of housing.
The over-arching vision was to deliver an attractive cluster of new homes, greenery and publicly accessible green space - enclosed by dry stone walls - at the edge of the village, and to improve the visual amenity of the existing settlement edge. Thorough and extensive evaluations (landscape and visual, heritage, ecology, arboriculture) led to a deep appreciation of the site’s immediate character and its environmental credentials. EDP’s Illustrative Masterplan and associated design strategies were shaped by this comprehensive understanding and ultimately persuaded WODC of the scheme’s merits.
Following the committee’s decision, the lead consultant Nathan McLoughlin (McLoughlin Planning) stated that “clearly this is a major result and in getting the result, I think it is fair to say that we were aided by an officer who clearly understood the development concept we were promoting, supported by a detailed package of documents, which conclusively showed that there was a well thought through high-quality development, with no technical barriers to its delivery. This success is down to the quality of the team’s work, weight of the argument and critically, clarity of the approach.”
